Concrete looks like the simplest thing you can buy for a house. Gray, flat, done in a day or two. What separates a slab that's still flat in fifteen years from one that's cracked and lifted by year three has almost nothing to do with how it looks the week it's poured. It's in the base prep, the mix, the rebar, and whether anyone bothered to think about what's underneath the yard before they poured on top of it. Here's what actually matters when you're picking who does that work.
What the ground in South Gate is doing to your concrete
South Gate sits low in the flatlands along the LA River, on old alluvial soil, silt and clay laid down over generations of flooding before the river was channelized. That clay content matters. It swells when it's wet and shrinks when it dries out, and that movement happens every year between the rainy months, roughly November through March, and the long dry stretch that follows. Skipping that step is the single most common shortcut in this trade, and it's invisible once the concrete is down. You won't see the problem until the first winter after.
South Gate's older neighborhoods, the bungalow streets built up through the 1920s to the 1950s, also have decades of parkway trees, ficus and camphor mostly, with root systems that have shifted sidewalks and driveway aprons across the city. If you're replacing a walkway or apron near a mature tree, ask how the contractor is dealing with the roots underneath, not just the crack on top. What a real bid actually includes
A driveway or slab bid should tell you the thickness, the mix strength, and how it's reinforced, not just a price per square foot.
- Four inches is standard for a driveway or patio slab. If a vehicle, especially anything heavier than a sedan, will sit on it regularly, some contractors go to five or six inches, or spec a stronger mix.
- 3,000 psi concrete is fine for a patio or walkway. Driveways that see daily car and truck weight should be 3,500 psi or higher.
- Reinforcement should be called out specifically, either No. 3 rebar on an 18-inch grid or 6x6 welded wire mesh. Mesh is cheaper and fine for a lot of patios. For a driveway on shifting clay, rebar tied properly and held up on chairs, not dragged to the bottom by the pour, holds a crack together even if the slab does move.
- Control joints matter more than people think. They should be cut within about 6 to 12 hours of finishing, roughly every 8 to 10 feet for a 4-inch slab, so the concrete cracks where you want it to instead of wherever it feels like.
If a bid doesn't mention any of this, it's not that the contractor is hiding something malicious. It's more likely they haven't thought that far past the pour.
How permits actually work here
Most driveway, patio, and slab work in South Gate needs a permit through the city's Building and Safety division. If the work touches the driveway apron or sidewalk, that's in the public right of way, and it typically needs a separate encroachment permit handled through Public Works, since you're not just building on your own lot anymore. Inspections usually happen at two points: the base and rebar get checked before the pour, and there's a final inspection after. A contractor who tells you permits aren't necessary for a driveway replacement is either wrong or hoping you won't ask questions later when you go to sell the house and the buyer's inspector notices unpermitted work.

A bid that's dramatically lower than the others almost always means something's missing, usually the base prep, the rebar, or both. Concrete itself isn't the expensive part of a job. Labor, base material, and forming are. Cutting the price usually means cutting one of those.
Be cautious of anyone who wants full payment in cash up front, before any work starts. A deposit is normal. Full payment before a truck shows up isn't.
Walk away from anyone who won't put the mix strength, thickness, and reinforcement in writing. A verbal promise means nothing if the slab cracks in year two and you're trying to figure out what you actually paid for.
Be skeptical of a crew that wants to drive on a new slab, or let you park on it, the same day it's poured. Concrete needs about 7 days before it can handle vehicle weight, even though it's walkable within a day. Full strength takes closer to 28 days. Anyone rushing that timeline is either inexperienced or in a hurry to get to the next job.
And ask what happens to the old concrete. Demo and haul-off should be spelled out, not a surprise line item after the truck's already loaded.
What to actually ask before you sign
Ask for their license number and check it's active. Ask if they're pulling the permit themselves or expecting you to. Ask how they're handling the base, not just what the top surface looks like. Ask what happens if they hit an old sewer line, an irrigation pipe, or an unexpected slab of old concrete underneath the yard, all of which turn up more often than people expect on lots that have been built and rebuilt since the 1940s. A contractor who's done this work in this city has a straight answer to all of it, because they've hit that stuff before.
